ZonalValue.com is a platform operated by Lacrix IT Solutions. We are not affiliated with the Bureau of Internal Revenue (BIR) or any government agency.

What ZonalValue Is

ZonalValue.com is a free public reference tool that compiles BIR Schedule of Zonal Values from published Department Order annexes and makes them searchable online. Our role is to present this public data in a more accessible format.

We are not:

  • An official BIR system or portal
  • A real estate appraisal service
  • A legal or tax advisory service
  • A guarantor of the accuracy or completeness of the data shown

Use of Data

Zonal values on this site are for reference purposes only. They are compiled from publicly available BIR documents and may not reflect the most recent BIR updates. For official zonal value certification or final tax assessment, you must contact the appropriate BIR Revenue District Office (RDO).

You may use ZonalValue.com for personal research, property valuation estimates, and general reference. You may not use this site or its data for commercial redistribution, resale, or data harvesting without written permission from Lacrix IT Solutions.

Property Listing Forms

ZonalValue.com provides optional property listing and inquiry forms. Submissions through these forms are referred to Sabido Real Estate Services (PRC License No. 0006506), a licensed brokerage operating as a separate entity in partnership with Lacrix IT Solutions.

By submitting a listing or inquiry form, you confirm that:

  • You have the right to inquire about or represent the property described
  • The information you provide is accurate to the best of your knowledge
  • You consent to being contacted in connection with your submission

Limitation of Liability

Lacrix IT Solutions is not liable for:

  • Errors or omissions in zonal value data
  • Tax computation errors made by users relying on this data
  • Decisions made based on information from this site
  • Any damages arising from use of or inability to use this website

Maximum liability is limited to the amount paid (if any) for services directly provided by Lacrix IT Solutions.
